A maximum number of guests must not exceed the number of sleeping places indicated on this form (1bed = 2 Adults). Visitors may not remain in the Holiday Home between 12:00 midnight and 8:00 AM. Guests are responsible for the behavior of their visitors.
Guests accept and understand they shall be required to vacate the property at the end of the booking as per their rental payment period. In the event the guest does not vacate, the company has the right to charge such penalties as necessary to cover all losses incurred, which shall include any loss of income to the landlord.
Guests shall not make any alterations, remove furnishings, or bring their own furnishings or appliances in the Holiday Home.
Guests must notify the company within 24 hours in the event of any accidental damages or major maintenance issues (i.e. AC / water heater failure or heavy water leakage), and breakdown of any appliances.
The company, as operator of the Holiday Home, shall have the right to enter the property throughout the duration of the guest's stay to carry out such works as Cleaning or Maintenance in the event of an emergency or any such circumstances, or if the company suspects that there may be damage in need of repair that may lead to an emergency crisis or event. Unless instructed by the guest in writing, emergency cleaning and maintenance works may be carried out without prior notification.
Guests must refrain from any uncivilized/inappropriate behavior and must not create noise that is offensive to neighbors, especially between 10:00 PM-8:00 AM during check-in/check-out, and throughout their occupancy.
Smoking is strictly prohibited inside the Holiday Home. If in case the Holiday Home has a balcony, the guest is allowed to smoke only in that area taking care to keep the balcony door fully closed to avoid the smell of smoke permeating inside the Holiday Home. Incase the Guest smokes indoors and leaves the bad odor, they will have to pay AED 1000 in penalty.
The Holiday Home is that of a residential dwelling; hence, stag or hen parties, assemblies, gatherings, or events are strictly not allowed.
Any damages, the issue will be raised with the Booking Portals Resolution Team
Full payment must be made within 24 hours of booking confirmation. Guests will not be checked in until payment is received and cleared. Failure to pay on time may result in the booking being released.
Accepted payment modes include cash, bank transfer (sender bears charges), or UAE-issued cheques (current-dated and payable to Luxury Escapes Vacation Homes Rental LLC) and Stripe payment link.
No refunds will be provided for cancellations prior to 24 hours of arrival or early check-outs.
No substitution or transfer of bookings is permitted under any circumstances.
Guests must pay the Tourism Dirham Fee in accordance with DTCM regulations (per room per night for the first 30 nights and every 3 months thereafter). 10AED per room per night, or as changed from time to time
In compliance with UAE VAT law (Cabinet Decision No. 52 of 2017), VAT is applicable on all taxable services and will be included on all invoices, currently 5% and as updated from time to time.

Guests may not modify, remove, or introduce any furnishings or appliances.
Guests must comply with all building and community rules, including cleanliness of public areas.
No pets allowed unless pre-approved. A deep cleaning fee and deposit will apply. Breaches result in full deposit forfeiture.
No smoking inside the property. Smoking on balconies is permitted only if doors are fully closed. Breaches result in deposit forfeiture
The property is located within a residential family community; all guests and visitors must behave accordingly.
All rooms are non-smoking rooms and guests may smoke in the designated areas or their dedicated balconies.
Quiet Hours - Noise above 40 decibels between 10:00 PM and 7:00 AM is prohibited. Breaches may lead to eviction and deposit forfeiture.
Parties, events or gatherings are not permitted.
Maximum occupancy is based on booking details (1 bedroom = 2 adults). Extra guests incur a fee of 300 Dirhams/person/night.

Visitors are limited to 1 adult and 1 child per bedroom and may not remain between 12:00 AM and 8:00 AM.
Guests are responsible for their visitors' behaviour.
For Residents of UAE - Upon booking, guests shall present a copy of their passport, Visa / Emirates ID to the company for filing and registration purposes to the appropriate building, community, municipality, or government body. This needs to be done 48hours before the check-in. Delay in this will delay your check-in.
For Non- Residents - only passport copies required for all guests. This needs to be done 48hours before the check-in. Delays in this will delay your checkin
Our Guest Relations team will visit you and do an inventory check for the items. Any items missing or damaged will be chargeable through the Booking Portals Resolution Team.
Guests are requested to do their extensions well in advance. Due to the peak season, last-minute changes are subject to availability.
There shall be no substitution or transfer of booking to anyone else under any circumstances.
